In 2018, the Parish Facility Committee began exploring facility needs at the 24-year-old facility. The existing 45mil ballasted EPDM over metal and tectum decks had performed well but was at the end of its life. The school was experiencing increasing frequency of leaks which were difficult to locate and correct. In the Spring of 2019, the parish developed a specified with the Diocese to consider multiple replacement options, including mechanically fastened, fully adhered and alternative WindSmart System design. The WindSmart System was not only more cost effective but also included added insulation, enhanced 30-year waterproofing details and a longer (25 year) warranty term.
During summer of 2020, the WindSmart System was installed. WindSmart provided on site in progress inspections of behalf of the parish. Less than a month after completion, the building experienced a large derecho wind event. Facility Director, Keith Sherman, intentionally watched the roof during the derecho even to confirm its performance. He said: “it performed exactly the way it was explained to us – the new roof was tightly sucked to the deck just like a fully adhered roof system!”
