Established in 1945, the Missner Group is a leading Chicago Commercial Real Estate development acquisition and property asset management business. They have completed more than $1 billion in construction projects and ten million square feet of commercial and industrial developments in the Chicago market.
In 2015, the Missner Group knew they needed a solution to roof their Park West Medical Plaza building that was made up of 2 roof assemblies that had reach the end of their useful life cycles. The difficult project challenge was how to achieve a quality roof replacement, without disrupting their tenants; medical practices. Knowing it would be costlier, options were presented to roof after hours. Unfortunately, restrictions set by the city would not allow this to be achieved. Overlay options were presented but again denied by the city due to not meeting the requirements of the IBC code. Liquid applied coatings, with shorter life expectancies were not acceptable either.
Fortunately, a WindSmart Approved Applicator found a solution in the fall of 2017. A WindSmart Roof System was the answer everyone had been looking for. The WindSmart team quickly evaluated the roof and designed a system meeting all the owner needs. Collectively, all parties worked with local code officials and independent design professionals to verify the engineered validity of a WindSmart system as an accepted third roof recover application.
With permit in hand the WindSmart Approved Applicator began constructing a quality roof assembly. They involved a dedicated HVAC team to ensure that shutting down HVAC systems would not disrupt the medical equipment. Speed of application installing a WindSmart roof system allowed this to be virtually seamless. The project was completed on time.
The new roof assembly was designed and installed to achieve:
